Auburndale, Florida

Commercial cleaning for Auburndale workplaces, scoped in writing.

We come to Auburndale from our base in Davenport. Clearline Commercial Cleaning keeps workplaces welcoming so your team can focus on the people they serve. We start with a walkthrough of your building, then put the rooms, tasks and schedule in a written scope before any work begins. The same crew comes back each visit, and the owner stays involved in the work. You know who is responsible, and what they've agreed to do.

Local context

Two very different Auburndale buildings

Auburndale's commercial life runs on two tracks. Downtown, the city has extended its Community Redevelopment Agency to 2052 with an updated plan for a district of about 1,074 acres. The CRA reimburses half the cost of building improvements, up to $50,000, for owners who bring vacant storefronts and second floors back into use. It has also bought the 2.3-acre Civic Center site on West Park Street and is studying a private mixed-use project there.

Out near I-4, Midpoint Florida Logistics Center added two cross-dock buildings totaling nearly 897,000 square feet, finished in 2023. A renovated downtown storefront and a distribution office are cleaned differently. One has old floors, street-facing glass and a staircase; the other has a break room next to 184 dock doors. The walkthrough is where we ask which one you are, and what the scope should say about it.

Buildings we expect to scope in Auburndale

Downtown storefronts and upstairs offices

A CRA grant often means a fresh interior above an older shell. We look at the entrance glass, the original floors, the stairs to the second floor and the one restroom everyone shares. The scope names what gets done nightly versus weekly, so a small space isn't paying for tasks it doesn't need.

The office side of a distribution building

In a building like Midpoint, the offices, break room, locker area and restrooms sit a few steps from the dock. Grit tracks in on every shift change. We agree in writing that the office side is ours and the warehouse floor is not, and we set a service window around your shifts rather than around a nine-to-five day.

Property managers with mixed tenants

If the Civic Center site becomes a mixed-use building, its manager will need one scope for the shared entrance, corridors and restrooms, and clear lines around what each tenant handles. We write that separation into the scope from the start, with the manager's access rules and the hours the common areas are quiet.

What your written scope will say

The scope lists each room, the tasks in it, how often, and what's excluded. It names the supplies we bring and what stays yours, and it fixes a service window that fits your hours. For a downtown office that might be reception, the stairwell and the restroom three nights a week. For a logistics tenant, it could be the break room and restrooms every night, the offices twice a week, and the dock area left out unless you ask. Nothing is assumed to be included just because it's in the building.

How we organize the work

First we walk the building with you, owner included, and listen to what bothers you about how it looks now. Then we write the scope and send it to you to read and change. When you're satisfied, we agree on the schedule. After that, the same crew handles your building each visit, and the owner stays close to the work instead of passing it along. If a tenant moves, a room changes use, or your hours shift, the scope is updated in writing.

What a walkthrough in Auburndale covers

Downtown, we start at the sidewalk and look at the glass, the threshold and the first ten feet of floor, because that's what a customer judges. Upstairs we check the stairwell and the restroom. In a logistics building we start at the door between the dock and the offices and follow the path people take to the break room. Then we ask about shift times and where the supplies can live.

Questions we hear in Auburndale

Do you cover the logistics buildings near I-4 as well as downtown?

Yes. Both are within our Auburndale coverage, and Midpoint Florida Logistics Center is a good example of the building type. If your address is in unincorporated Polk County just outside the city line, that's still our area. We confirm it at the walkthrough.

We rent a small storefront on a CRA grant. Is that too small for you?

No. A one-restroom storefront with a second-floor office is a common scope, and the frequency scales down to fit. We'll suggest the tasks that protect a new interior, like entrance glass and floor care, and leave off what you don't need.

Do we have to sign a long-term contract?

No. The written scope and schedule are the agreement, and either side can revisit them. Many Auburndale managers also ask for a certificate of insurance, or COI, which is our insurer's document showing our coverage is active. We provide it on request.
