Ocoee, Florida

A familiar crew for your Ocoee building, with the scope in writing.

We come to Ocoee from our base in Davenport, so we are a visiting crew, not a storefront on Colonial Drive. What we bring is a way of working: a walkthrough of your building before anything starts, a scope written down and agreed, and the same people back each visit. The owner stays involved in the work. That matters in a city adding medical space and retail centers at the pace Ocoee is, because new buildings need someone accountable from day one.

Local context

Where Ocoee is adding commercial space

Medical space is the story on the west side. AdventHealth is opening a freestanding emergency room at 7480 West Colonial Drive in spring 2026, a 24-hour facility with overnight observation. Around Health Central Hospital, a 40,472-square-foot, three-story medical and office building was completed in 2025, and the city's own list of pending projects includes a 14,174-square-foot medical office building at Lake Lilly Point. Buildings like these have waiting rooms that never empty and clinical rooms we do not touch, and the walkthrough is where that line gets drawn.

North of downtown, Ocoee Village Center is filling in around Clarcona Ocoee Road and Lakewood Avenue with about 117,000 square feet of commercial space across four corners, a 43,000-square-foot Walmart Neighborhood Market, and a Heartland Dental office already signed. Downtown, the city's list includes a 7,843-square-foot office building on South Bluford Avenue. New centers mean new leases, and we ask early who is responsible for the shared corridors and restrooms.

The buildings we expect to see in Ocoee

Medical and dental offices, nonclinical areas

With an emergency room, a hospital campus and new medical office buildings, Ocoee has plenty of suites where patients wait. Our work covers reception, waiting areas, corridors, restrooms and staff rooms. Exam and treatment rooms are outside our scope, and we do not imply disinfection or sterilization. The written scope names the rooms that are ours and the doors we do not open.

Tenants in the new retail centers

A shop or restaurant in a center like Ocoee Village shares walls, sidewalks and sometimes restrooms with its neighbors. We focus on your sales floor, entrance glass, customer restrooms and the back of house, and we check the lease to see where the landlord's responsibility begins.

Small offices near downtown

A single-tenant office building has one front door and a reception that greets every client. We look at the meeting rooms, the kitchen, and the hours your team is in, so the cleaning happens when the building is quiet.

What the written scope covers in Ocoee

The scope lists the rooms, the tasks in each, how often, and what is excluded. It names the supplies we bring, what stays yours, and the service window that suits your hours. For a dental office in a new center, that might be the waiting room and restrooms nightly and the staff room three times a week, with clinical rooms excluded in writing. For a restaurant tenant, it might be the dining room floor and entrance glass after close. For an office on Bluford, reception and meeting rooms twice a week may be enough. Every building gets its own list.

How we organize the work

We start with a walkthrough of your building, in person, with the owner there. You point out what matters and we listen. Then we write the scope and send it for your review. Once you agree, we set a schedule around your hours. From that point on, the same crew comes to your building each visit, and the owner stays involved rather than stepping away. If your suite grows or a new tenant moves in next door, we revise the scope in writing.

What a walkthrough in Ocoee covers

In a medical suite, the walkthrough begins in the waiting room, where patients sit longest, and follows the corridor to the restrooms and the staff room. We stop at the clinical doors and confirm they are excluded. In a new retail center, it starts at the entrance glass and the sidewalk in front of it. We ask when the last patient leaves or the last table clears, and we build the service window around that answer.

Questions we hear in Ocoee

We are a dental office opening in a new center. What exactly is in your scope?

The nonclinical side: reception, waiting room, corridors, restrooms, staff room and any private offices. Operatories, sterilization areas and lab space are excluded, and the scope says so. We agree on those boundaries during the walkthrough, before you open, so nobody has to guess later.

Do you cover the Health Central area and the shopping centers on the north side?

Yes. Ocoee is on our approved list, and that includes the medical buildings near the hospital campus, the centers along Clarcona Ocoee Road, and downtown. We travel from Davenport, so we group our visits and set the schedule with you at the walkthrough.

Our landlord asks for a certificate of insurance before vendors start. Can you provide one?

Yes. A certificate of insurance, or COI, is a document from our insurer confirming our coverage is active. Property managers in new centers ask for it routinely, and we provide it when you request it. We also work without a long-term contract, on a written scope you can change.
