Frostproof, Florida

A familiar crew for your Frostproof workplace, with the scope in writing.

Frostproof is citrus country, and its workplaces are a mix of distribution buildings, a health center and a short downtown on Wall Street. We come to Frostproof from our base in Davenport, and we plan the schedule around that drive. Before any work begins, we walk your building with you and agree on the rooms, tasks and hours in a written scope. The same crew returns each visit, and the owner stays involved in the work. You know who is responsible for what was agreed.

Local context

The working buildings of Frostproof

Several major workplace buildings sit on the edge of town. Lowe's has run a flatbed distribution center in Frostproof since 2003, a 200,000-square-foot building on 59 acres, and has since added a 150,000-square-foot building beside it. Next to it, the 225-acre Frostproof Business Park at Scenic Highway and T.S. Wilson Road is being marketed for manufacturing and distribution, with rail access on site. Buildings like these have small offices attached to very large floors, and the walkthrough question is which rooms are yours to have cleaned.

In town, Central Florida Health Care built a two-story, 9,391-square-foot health center on West Wall Street with medical, dental and a drive-through pharmacy. A building like that has a waiting room that fills early and clinical rooms that are a separate matter. We will discuss where the line sits before the scope is written.

The buildings we expect to see in Frostproof

Offices inside distribution buildings

A distribution center's office is a few rooms with a lot of foot traffic: dispatch, a break room, driver restrooms, a front office where carriers check in. Dust and grit come in from the yard every shift. The scope names those rooms, sets a frequency for each, and states plainly that the warehouse floor is excluded unless you ask for it.

Health and dental offices, nonclinical areas

In a health center or a dental office we work in the reception, waiting room, corridors, staff areas and public restrooms. Exam rooms, treatment rooms and the pharmacy are a separate conversation, and we do not imply clinical disinfection or sterilization. The walkthrough draws that boundary in writing so both sides know it.

Downtown offices and storefronts on Wall Street

A small office, a church office or a shop downtown may have one entrance, one restroom and a front room that does everything. The scope is short and the visits may be two or three a week. We clean around the hours your people are in.

What the written scope covers

The written scope lists each room, the tasks in it, how often, and what is not included. It names the supplies we bring, what stays yours, and a service window that fits your hours. For a distribution office that might mean the driver restrooms and break room daily around the shift change, the front office nightly, and the floor excluded. For a health or dental office, the reception and waiting room each evening, staff areas twice a week, and the clinical rooms named as outside the agreement. A downtown office may need only two visits a week. We write what fits.

How the work is organized

We start with a walkthrough of your building, with the owner there. You show us what matters and where the traffic is heaviest. We then write the scope and send it to you for review, and once you agree, we set the schedule around your hours. The same crew handles your building each visit, and the owner stays involved rather than handing the work off. If the building changes, a new bay, a second shift, a new tenant, the scope is revised in writing.

What a walkthrough in Frostproof covers

In a health or dental office we start at the front door and the waiting room, the floor and chairs everyone uses, then the reception counter and the public restroom. We ask which corridors lead to clinical rooms so the boundary is clear. In a distribution office we start at the driver entrance and the break room. We ask which hours the building is quiet and which door the crew should use, and we put those details at the top of the scope.

Questions we hear in Frostproof

Do you come out to the distribution buildings on the edge of town, or just downtown?

Both. The buildings along Scenic Highway and the business park are the same trip from Davenport as Wall Street, so distance is not the question. The question is the hours: a distribution office runs on shift changes, and we set the service window where the break room and restrooms are least used.

For a health or dental office, what exactly do you clean?

The nonclinical areas: reception, waiting room, corridors, staff rooms and public restrooms. Exam rooms, treatment rooms and pharmacy space are outside the scope unless your practice and we agree otherwise in writing, and we do not claim clinical disinfection. The walkthrough lists which doors the crew opens and which it does not.

What is a certificate of insurance and will you provide one?

A certificate of insurance, often called a COI, is the document from our insurer that shows our coverage is in force. A landlord, a distribution company or a health organization may ask for it before the first visit. We provide it on request. There is no long-term contract; the written scope and agreed schedule are what we work from.
